Targets were identified from the CMS Nursing Home Compare dataset (live pull, 2026-03-30). The Nimbus composite score weights CMS star ratings, occupancy ratio, bed count fit, fine history, staffing metrics, abuse indicators, and geographic proximity to PMG's existing 44 facilities. Estimated pricing uses a per-bed model calibrated by star tier and occupancy band. 7 PMG-operated facilities were excluded from the universe of 30 candidates. Insurance implications are auto-generated per facility to support broker handoff during transaction planning.
